Terms of Booking
Welcome to Months & Seasons. Thank you for choosing us.
These terms form a rental contract between you (the Guest) and Months & Seasons (the Host). By booking a stay with us, you agree to abide by these rules, which are designed to protect our property, our neighbours, and the quality of your stay.
1. Booking & Payment
Confirmation: Your booking is confirmed only once the deposit/full payment has been received and you have received a confirmation email from us.
Cancellation: The team at Months & Seasons understand that plans change, so please get in contact and we will endeavour to modify your Booking.
(a) To modify or cancel a Booking from an accommodation provider (such as Booking.com, Airbnb or HomeAway) you should contact that provider directly.
(b) If the booking was made directly on monthsandseasons.com.au the following will apply:
For any Bookings which are cancelled within 30 days of the Arrival Date, the following will apply: Within 30 days of Arrival Date but more than 15 days before Arrival Date: 50% of total Accommodation Fee will be forfeited and 50% of the Accommodation Fee will be refunded;
Within 15 days of Arrival Date: no refund of the Accommodation Fee (100% of the Accommodation Fee will be forfeited to the Months & Seasons).
Host Cancellation: In the unlikely event that the Host must cancel the reservation due to circumstances beyond the Host’s reasonable control (including but not limited to property damage, safety concerns, or force majeure events), the Guest will receive a full refund of all amounts paid. The Host shall have no further liability beyond the refund.
Early Departure: No refunds will be issued for early departures or unused nights once the Guest has checked in.
Platform Policy: This cancellation policy is intended to be consistent with Booking.com, Stayz.com and Airbnb’s cancellation policies applicable at the time of booking. In the event of a conflict, this agreement shall prevail.
2. Security Bond
Amount: A security bond of $1,500 is required for our Coastal House or our Country House.
Pre-Authorisation: This is usually held as a pre-authorisation on your credit card.
Release: The bond will be released within 7 days of your departure, provided the property is left in good condition. We reserve the right to deduct funds for:
Damage to the property, furnishings, or artwork.
Excessive cleaning (see Clause 6).
Breaches of the "Good Neighbour" policy (see Clause 5).
3. Check-In & Check-Out
Check-In: From 3:00 PM.
Check-Out: Strictly by 10:00 AM.
Timekeeping: Our cleaning team operates on a tight schedule to maintain the high standards required for a luxury property. Unless pre-arranged in writing, late departures effectively delay the next guest's preparation and may incur a fee of $100 per hour.
4. Maximum Occupancy
The Limit: Our Country House accommodates a maximum of 8 guests. Our Coastal House accommodates a maximum of 6 guests.
Strict Adherence: The number of guests at the property must not exceed the number stated on your booking confirmation.
No Visitors: To comply with safety regulations and insurance, day visitors are not permitted without prior written approval.
Breach: Exceeding the occupancy limit is a breach of these terms and may result in immediate termination of the rental without refund.
5. Quiet Enjoyment & The "Good Neighbour" Policy
We love our neighbours and strictly enforce a policy to protect their peace.
No Parties: This property is for residential accommodation only. Parties, weddings, events, and large gatherings are strictly prohibited.
Outdoor Noise: As sound travels easily in regional areas, all socialising must move indoors after 10:00 PM.
Music: Please do not use external sound systems or play loud music in the garden/courtyard at any time.
Consequence: If a noise complaint is received or the police are called, you may forfeit your security bond and be asked to leave immediately.
6. Cleaning & Condition
Standard Clean: Your booking fee includes a standard professional clean upon departure.
Your Role: We ask that you leave the property in a tidy condition. This includes:
Washing dishes and placing them back in cupboards (or starting the dishwasher).
Placing all rubbish in the external bins provided (Green: Organics, Yellow: Recycle, Red: General).
Leaving the BBQ/Pizza Oven reasonably clean after use.
Excessive Mess: If the property requires extra cleaning beyond the standard turnover (e.g., stained upholstery, dirty dishes left out, rubbish scattered), this will be charged at $100 per hour and deducted from your bond.
Smoking: Smoking is strictly prohibited inside the Coastal House and the Country House.
7. Luxury Amenities & Art
Professional Appliances: Our home features high-end appliances (e.g., V-ZUG ovens, hydronic heating). Please use these only as intended and follow the instructions in the House Manual. Damage caused by misuse will be charged to the guest.
Art & Furniture: Please respect the curated art collection and designer furniture. Do not move furniture from room to room.
Septic System: Our Coastal House operates on a septic system. Please flush only toilet paper. Wipes, hygiene products, and foreign objects will block the system and you will be liable for the plumbing costs.
8. Children & Pets
Pets: We are a strictly pet-free property to protect our allergy-sensitive guests and furnishings.
Children: Due to the nature of the furnishings, our properties are not suitable for children and is an Adults Only venue.
9. Bushfire Safety (Code Red)
Safety First: In the event that a Code Red (Catastrophic) Fire Danger Rating is declared for the district on a day of your stay, we reserve the right to cancel the booking or ask you to evacuate for your safety.
Refund: In this specific force majeure event, we will offer a full refund or credit for the affected nights.
10. Commercial Use
Photography: Commercial photography, videography, or brand photoshoots are not permitted without prior written consent and may require a location fee.
11. Liability
Your Responsibility: You are responsible for the safety and behaviour of everyone in your group. You agree to cover the cost of any damage, breakage, or loss caused by you or your guests during your stay.
Our Liability: To the extent permitted by law, Months & Seasons is not liable for any injury, loss, or damage to your personal property or vehicles while you are staying with us. We strongly recommend you hold personal travel insurance.
